Attorney General Its back to school time, which means college students and other first- time renters across the state are moving into rental apartments and houses. Being a renter comes with both rights and responsibilities. Under. North Carolina law, your landlord is generally responsible for keeping your rental unit safe and in good working condi- tion. You are responsible - for paying your agreed upon rent, and paying it . on time. Renting can have a negative effect on your eredit and financial future if you dont take it seriously. The follow- ing information can help you better navigate the rental process: Leases: A lease is a le- gally-binding agreement between the landlord and tenant. Make sure you read it carefully be- fore you sign, as it can be difficult and expensive to get out of a lease once its signed. If the landlord made promises about special pricing or rental terms, be sure theyre included in the written lease before you sign it. Renters insurance: Many landlords now Tips for first-time renters. require that tenants pur- chase renters insurance. Even if its not required, renters insurance may be a good idea because it covers your personal property if it gets stolen or damaged. Roommates: Be smart . about who you choose as a roommate. If something in the rental property needs to be fixed, heres how to handle it: Notify your land- lord and ask to have it repaired. Contact your landlord immediately, over the telephone or in person. Then follow up with a written request and keep a copy of it for yourself. Dont withhold rent to convince your landlord to make repairs--but you can ask your landlord to reduce your rent until the problem is fixed. For example; the landlord - may agree to cut your rent for a month during which you couldnt use one room due to a leaky roof, If you pay for repairs _ out of pocket, you may not get reimbursed. Con- tact your landlord first. He or she may agree to let you to pay to fix the problem and then sub- tract the cost from your next month's rent. If the landlord fails to fix something that puts your health or safety at risk, report it to local authorities. This is the place where itis entirely up to you about whether you go to class and do the work, or go on an epic spur of the moment adventure with your buddies, or sleep until 2 p.m. after a long night beating Mario Kart on the Nintendo 64. Back at 18-years-old with no clue about what was coming around the next corner, I would nev- er believe things would play out the way they . have. I had a vague idea of how to accomplish my goals, but I was too young to figure out the work that would go into getting it done. My word of advice to you fresh- men who are bright-eyed with hope and ambi- tion, I have this to say to you: Take advantage of what you have right now. Dont think so-far ahead that you lose sight of the incredible things that are happening right under your nose. Col- * lege is a time to figure out exactly who you are, so try new things. Jump off a 40-foot boulder at Paradise Falls, eat some weird food in Asheville, take a day trip to Atlanta and see the sights. Dont just sit around and watch all of the op- - portunities pass you by, because you will never be 18 or in college again. And please, straight from the mouth of a guy who is dreading the real - world more than accoun- tants dread taxes, prove the people who say col- lege isnt the time of your life wrong.
